Serving papers in Pembroke Pines
Pembroke Lakes, Pembroke Falls, Silver Lakes, Chapel Trail, Pembroke Shores, Century Village and the western neighborhoods out to US 27.
Pembroke Pines is in southwest Broward County, which is the 17th Judicial Circuit, so every Pembroke Pines job is assigned to one of our process servers certified in that circuit.
You order the same way as anywhere else we serve, online or by phone, with one flat price per level. Up to 4 attempts at different times of day within your level's time, with a Saturday attempt when that time includes a Saturday, and a notarized affidavit of service.
A city of gated neighborhoods
Much of Pembroke Pines was built as master-planned communities, many of them behind guard gates or call boxes, including large age-restricted communities. Florida Statutes section 48.031(7) requires a gated residential community, including a homeowners or condominium association, to grant entry to a process server attempting to serve a resident. We record each gate policy and every attempt.
Apartment complexes with building numbers
Large rental complexes line the main roads, often with dozens of buildings, gate codes and unit numbers that repeat from building to building. An address without the building and unit is a guess. Send the full unit, building and gate details from the papers or the lease.
Pembroke Pines is not Pembroke Park
Pembroke Park is a separate small town in southeast Broward, miles away near Hollywood. The two names get mixed up on papers and in search results. We serve the street address, and the affidavit names the right city. Pembroke Pines also shares ZIP codes with neighboring Miramar, so a "Pembroke Pines" address can turn out to be in Miramar. All of them are in Broward, so the same 17th Circuit servers cover them.
Broward circuit and county civil cases are filed at the Broward County Courthouse, 201 SE 6th Street, Fort Lauderdale. See our guide to service of process in Broward.
