Most Kendall addresses are single-family homes or townhouses, which means evening and Saturday attempts matter. A defendant who is never home at 2 PM on a weekday is often home at 7 PM, and our servers plan attempts around that instead of burning through visits during work hours.

Florida Statutes section 48.031(7) is direct about it: "A gated residential community, including a condominium association or a cooperative, shall grant unannounced entry into the community, including its common areas and common elements, to a person who is attempting to serve process on a defendant or witness who resides within or is known to be within the community."
Certified process servers in Miami-Dade are appointed by the Chief Judge of the Eleventh Judicial Circuit and carry court-issued identification. That identification is what goes to the guard, and every attempt is logged with the time, GPS coordinates and a photo, so a refusal at the gate is documented as carefully as a completed serve.
The building number is not the unit number
Kendall's townhouse and villa developments number in ways that defeat a GPS pin. A summons that reads 10520 with a unit letter can point at a building number, a street address for a cluster of eight homes, or a unit inside that cluster, and the three are not interchangeable.
Complexes here also run internal street names that do not appear on county maps, and the mailbox banks sit at the entrance rather than at each door, so the address on the envelope is often the last place to look.
Before an attempt, a Kendall address gets resolved to an actual front door. It is unglamorous work and it is the difference between four attempts that prove something to the court and four attempts at the wrong townhouse.
Nobody answers a Kendall door at two in the afternoon
Kendall is a commuter suburb. Dadeland is the business core, Metrorail runs north from the Dadeland stations toward downtown, and the rest is housing that empties out on a weekday morning.
So attempts here are built around the hours people are actually home: before the commute, after dinner, and on a Saturday when your level's time includes one. Burning four daytime attempts on an empty house produces an affidavit that says nothing except that nobody answered.
The statute leaves room for what happens when someone else answers the door. Section 48.031(1)(a) allows a copy to be left at the person's usual place of abode with any person residing there who is 15 years of age or older, once that person has been told what the papers are. In a family household that is often how service completes.
Kendall is thirteen miles wide
Kendall Drive, SW 88th Street, runs from US 1 at the eastern end out past the Turnpike toward Krome Avenue. An order with one address near Dadeland Mall and another in Country Walk is not two stops in a neighborhood, it is a run across the width of the suburb in traffic that does not cooperate at five o'clock.
That shapes scheduling. West Kendall addresses get grouped and worked together, and the attempt times get chosen for the corridor rather than for the order the jobs came in. It is also why a same-day serve in West Kendall is quoted as the same $120 as one in Dadeland: the distance is our problem, not yours.
Where Kendall paperwork goes
Kendall is unincorporated Miami-Dade, so there is no Kendall city hall and no courthouse inside it. Filings travel.
The two district courts nearest most Kendall addresses are Coral Gables District Court, 3100 Ponce de Leon Boulevard and the South Dade district court at 10710 SW 211th Street. Circuit and county civil sit at the Miami-Dade County Courthouse, 73 West Flagler Street downtown, and family matters at the Lawson E. Thomas Courthouse Center, 175 NW 1st Avenue.

Every order is placed at one of four levels. Standard ($75) makes the first attempt within 72 hours and is completed within 10 service days. Rush ($95) makes the first attempt within 24 hours and is completed within 5 service days. Same Day ($120) makes the first attempt the same day and is completed within 4 service days. Same Day + ($200) makes 2 attempts the same day, at different times and is completed within 2 service days. Service days are Monday to Saturday.
