Serving papers in Doral

We serve Downtown Doral, Doral Isles, Islands at Doral, the NW 36th Street corridor, the airport-side warehouse district and Costa del Sol.

A large share of Doral serves are on businesses. Many companies use a registered agent service in an office park rather than their warehouse, and serving the wrong location wastes days. We verify the registered agent and the principal address before the first drive.

Warehouse service has its own rhythm: receiving docks open early and offices close mid-afternoon. We schedule business attempts inside those windows and residential attempts in Doral Isles and Costa del Sol in the evenings and, when your level's time includes one, on a Saturday.

Doral communities are heavily gated. Florida law allows a process server to enter a gated community to attempt service, and we carry identification and the statute reference for the gatehouse.

Every Doral job comes with up to 4 attempts at different times of day within your level's time (with a Saturday attempt when that time includes a Saturday), GPS coordinates and a photo on each attempt, a client portal where you watch the attempts as they are logged, and a notarized affidavit of service the moment the job is done. If the person cannot be found, you get an affidavit of due diligence that documents every attempt for the court.

Every Doral address reads Miami

The Postal Service lists the official city as Miami for all five Doral ZIP codes. Doral is only an acceptable alternate, so a summons that says Miami, FL 33178 and one that says Doral, FL 33178 are the same place, and neither should be rejected.

The aliases are shared with the neighbours as well. 33172 also accepts Sweetwater, 33166 also accepts Medley, Miami Springs and Virginia Gardens, and 33178 also accepts Medley, so a file labelled Doral can sit in another municipality entirely.

Size is the other trap. ZIP 33178 covers about 61 square miles, four times the whole city, and reaches far west of the Turnpike, while 33122 is barely more than the airport cargo area. A ZIP on a summons here narrows almost nothing.

Which counter your eviction goes to depends on the property's ZIP

Miami-Dade assigns possession cases to a district by the location of the property, under the Eleventh Judicial Circuit's administrative order, and Doral's five ZIP codes do not all land in the same place. Two Doral addresses a mile apart can belong to two different Clerk's counters.

That is worth checking before anyone drives, because the filing destination is fixed by the property's ZIP rather than by the client's address or the server's route.

Circuit and county civil sit at 20 NW 1st Avenue downtown, and the Clerk's Court Location Finder returns the right district for a given address and case type. We make the courier run to whichever counter it is.

Rows of front doors behind one gate

Doral's housing is majority attached. The city's own economic analysis puts single-family attached at about 29 percent of units against 27 percent detached, roughly three times the county's share of attached homes, which means most residential doors sit in rows inside an HOA community rather than on a public street.

About one home in ten is recorded as a seasonal vacancy, so as in the beach cities a dark unit is not automatically an evasive one.

Doral Boulevard deserves its own line. State Road 948 is Northwest 36th Street on the east side and Northwest 41st Street west of the country club, so an address given only as Doral Boulevard sits on one of two different street lines with separate block numbering.

Doral process serving questions

My summons says Miami but the address is in Doral. Which is right?

Both. The Postal Service lists Miami as the official city for all five Doral ZIP codes, with Doral only an acceptable alternate, so the two forms describe the same place. Watch the other direction too: 33166 also accepts Medley, Miami Springs and Virginia Gardens, and 33172 also accepts Sweetwater, so a file marked Doral can sit outside the city.

Where does a Doral eviction get filed?

It depends on where the property is. The county assigns possession cases to a district by the property's location, and Doral's ZIP codes do not all route to the same Clerk's counter, so two addresses a mile apart can belong to different ones. We check the address against the Clerk's Court Location Finder before the filing run.

The address is inside a gated townhome community. Can you serve there?

Yes. Section 48.031(7) requires a gated residential community, including a condominium or cooperative association, to grant unannounced entry, including common areas, to a person attempting to serve process on someone who resides within it. Most Doral residential doors sit in rows behind one entrance, so the gate is usually the first step rather than the obstacle.

Can you serve a company at a Doral warehouse?

Yes. We serve the registered agent, an officer or the person in charge of the office as Florida law allows, during business hours, and document who accepted the papers.

Do you serve subpoenas for records in Doral?

Yes. Subpoenas duces tecum on businesses, custodians of records and freight companies are a regular part of our Doral work.

How quickly can you serve in Doral?

Rush service gets a first attempt within 24 hours and is completed within 5 service days, and same-day service gets one the day the order comes in and is completed within 4 service days. Standard service gets a first attempt within 72 hours and is completed within 10 service days. Service days are Monday to Saturday, counted from when we have the paid order and the papers. Completed means served, or all included attempts made.

What happens if the business has moved?

We check the state corporate records, note the finding in your portal so you can find the new address before more attempts.
