Serving papers in eviction cases
For landlords, property managers and their attorneys with rentals in Osceola and Polk counties.
One order for many units
Put every tenant in the same order: each person to be served is one line with the unit address, and each line is $85. We plan the route by complex and neighborhood, and you get a separate affidavit of service for each tenant, ready to file with the clerk.
Posting a summons
Under section 48.183 of the Florida Statutes, an eviction summons for possession can be posted at the rental unit only when the tenant cannot be found there after the attempts the statute requires. We try in person first, at different times of day, and post only when the statute allows it, recording each attempt with its date and time.
Apartment complexes and gated communities
Much of the rental stock around Kissimmee, Poinciana and Davenport is in gated complexes. Send the gate code or the leasing office contact with the order. Florida Statutes section 48.031(7) requires a gated residential community, including a condominium association or a cooperative, to grant a process server unannounced entry to serve a resident.
Who serves the papers
Osceola County is in the 9th Judicial Circuit and Polk County in the 10th. Polk jobs go to a process server on our team certified in the 10th Circuit, and Osceola jobs to a process server on our team certified in the 9th Circuit.
Osceola County cases are heard at the Osceola County Courthouse in downtown Kissimmee. Polk County cases are heard at the Polk County Courthouse in Bartow, the county seat. Tell us the court and case number with the papers and we write the affidavit for that court.
