We serve South Beach, South of Fifth, Flamingo Park, West Avenue and Sunset Harbour, Mid-Beach, North Beach, Normandy Isles and the Venetian Islands.
Most Miami Beach addresses are condominiums. We work with the front desk or security, document the building policy, and time attempts for when residents pass through the lobby, early morning and late evening, rather than the middle of the day.
Seasonal residents and short-term rentals are common on the Beach. When an address turns out to be a rental, we note it in your portal and can run a skip trace for the defendant’s current address before spending more attempts.
Miami Beach has its own Miami-Dade County Court branch for local matters, and the civil courthouse downtown is across the causeway. We file and serve in the same trip when you need it.
Every Miami Beach job comes with up to 4 attempts at different times of day within your level's time (with a Saturday attempt when that time includes a Saturday), GPS coordinates and a photo on each attempt, a client portal where you watch the attempts as they are logged, and a notarized affidavit of service the moment the job is done. If the person cannot be found, you get an affidavit of due diligence that documents every attempt for the court.
Everything starts with a bridge
Miami Beach is a barrier island. There is no back road on: every attempt begins with a causeway, and the causeways have their own rules. The Venetian is tolled and cashless, so a vehicle without a transponder is billed by plate. The 79th Street Causeway carries two drawbridges and passes through North Bay Village, another municipality, before it lands on the island.
A bridge opening or a crash strands a server with no alternate route, which is why beach attempts are grouped and timed rather than made one at a time from the mainland.
It also shapes the hours. Getting three addresses done on one crossing is the difference between a profitable serve and three separate trips over the water.
No quadrants, and the avenue has a name
Mainland Miami-Dade labels every address NW, NE, SW or SE from the point where Flagler Street crosses Miami Avenue. Miami Beach addresses carry no directional letter at all. Numbered streets run east to west, and the north-south roads are names: Bay Road, West Avenue, Alton Road, Meridian, Michigan, Jefferson, Euclid, Pennsylvania, Washington, Collins, Ocean Drive.
Older paperwork adds its own traps. Biscayne Street was renamed South Pointe Drive, and the Normandy Isles streets are French names rather than numbers.
One more: a file that says Miami Beach, FL 33154 is usually not on Miami Beach at all. That ZIP is Bal Harbour, Bay Harbor Islands, Surfside or Indian Creek Village, each its own municipality with its own police.
Nine in ten doors are inside a building
Of roughly 60,500 housing units on Miami Beach, over 40,000 sit in buildings of twenty units or more and only about 5,600 are detached houses. The front door is nearly always a lobby.
Florida Statutes section 48.031(7) requires a gated residential community, including a condominium association or a cooperative, to grant unannounced entry into common areas to a person attempting to serve process on a resident. The server presents court-issued identification at the desk, and whether the building grants access or refuses it, the attempt is logged with the time, GPS and a photo.
Nearly 11,700 units here, about one home in five, are seasonal. As in Aventura, three unanswered attempts at a dark unit often means an owner who is elsewhere for the season rather than somebody dodging.
County court matters have a local home: the Miami Beach District Court, 1130 Washington Avenue.
